1 Contract
Your contract for booking Fern Cottage, Dove Cottage or Rose Cottage is with Carol Woods trading as Durham Cottages, Weardale House, 58 Front Street, Sherburn Village, Durham DH6 1HB. Telephone 0191 372 1810, Email enquiries@durhamcottages.com and web site www.durhamcottages.com.

2 Bookings
Between 1st April and 1st October bookings are on a weekly basis from Saturday to Saturday.
From 1st October to 1st April it is possible to book short breaks. Breaks of 3 nights or more are available.

Availability is shown on our web site www.durhamcottages.com Bookings may be made online, via email or via phone 0191 372 1810.
Payment will only be accepted in Sterling via cheque or credit/debit card.
A deposit of £100 is due with booking; reservations made by telephone will be valid for 7 days allowing time for the client to send a cheque.
Final balance will be due 6 weeks before date of arrival. If the booking is made within 6 weeks of arrival the total cost will be due on booking.
All cheques should be made payable to Durham Cottages.
We will contact you if you forget to pay the balance when due, but if no payment is received we will assume the booking is cancelled.

We will confirm your booking in writing either via mail or email.

3 Cancellations
We recommend that you take out cancellation insurance when you book. If you cancel up to 6 weeks before your arrival date we will try to re-let the property and if we are successful we will return your deposit less and admin fee of £25. If you cancel within 6 weeks of your arrival we will only return your payment less an admin charge of £25 if we manage to re-let, so we recommend that you take out cancellation insurance.

4 Period of Hire
Rose and Fern Cottage are available from 3pm on the arrival day and Dove Cottage is available from 2pm on the day of arrival. Arrival time should be confirmed by the client within the week before arrival and can be from the time the cottage is available until 8pm.
All cottages should be vacated by 10.00am on the day of departure.

5 Property Use
Dove Fern and Rose Cottages are for a maximum of two people each; booking for more than 2 people will not be accepted. We reserve the right to refuse admittance if these terms are not observed and will deem the hire cancelled forfeiting the payment.

6 Data Protection
Durham Cottages are the sole data controller of all data given to us by clients and prospective clients and will work according to the Data protection Act 1998 at all times

7 Pets
Pet are not accepted.

8 Complaints
Should there be any cause for complaint during your stay please contact us as soon as possible so that we can endeavour to sort it out.

9 Breakages or Damage
You are responsible for any breakages or damage during your stay, please report it to us as soon as possible.

10 Smoking
Smoking is not allowed in any cottages, but it is possible to smoke in the garden at Dove Cottage and the Courtyards at Rose and Fern Cottage.
